Buying a house in the sun has always been a dream held by many people. Now it is more possible than ever. But as with any real estate transaction, basic common sense applies, and a few key points should be taken into consideration before signing on the dotted line.

  1. Choose your location. You have probably fallen in love with a particular resort, so finding your dream home should be relatively easy. Don't be seduced into buying on speculation.
  2. There are homes in every location ranging from beautiful villas to simple apartments with one or two bedrooms. Deciding on the budget is the next step.
  3. Find a reputable Real Estate agent. Professional advice and guidance is crucial if your purchase is to go smoothly. At Vision we will help you, by not only putting together a portfolio of suitable properties to view, but also finding suitable solicitors and making sure the entire transaction goes through as smoothly as possible. One of the most important key points to check before signing any contract is to ensure that you have seen the respective seller's title deed.
  4. Be aware that laws and regulations will vary to UK laws and regulations.
  5. Some of the important key points you must check before signing any contract are; Have you seen the seller's title deed?
    a. If the seller is not signing in person, have you seen  a Power of Attorney authorised to sell?
    b. Are you and  the seller fully described?
    c. Is the price correct?
    d. Does the property have planning permisson or licence to build?
    e. Is the date for completion of the work agreed?
    f. Are all the necessary special 'get out', clauses included?
  6. Ensure you do not inherit a debt on the property before you purchase, which a solicitor should be able to check, e.g. mortgage or loan taken for the property.
  7. Check with the Estate Agent or vendor that you are aware of the costs charged by the legal and government authorities for purchasing a property in your chosen country.
  8. Is the estate agent's commission dealt with?
  9. When the property is ready to move into ask if the property has habitation licence
  10. If you take these points above into account before and during your buying process, your entire buying process will go through as smoothly as possible.
Happy House Hunting!
